Apply

When you are ready, complete the application form at the bottom of this page. This is quite an in depth process and you will need to provide lots of detail. 

When you have completed the application, hit send and relax. 

Our team will then look through the details you have sent through and we will move onto the next step. 

Plan

If you are serious about starting a new business with us, and we think you are the right fit for our network, we will meet up for a Discovery Day. 

We will cover everything from territory mapping to financial planning. 

After this session there is time for both parties to spend some time refining the plan.  We will then move onto the legals and onboarding.

Starting your own franchise business is an exciting venture, yet it can also be daunting. There are many challenges to consider when deciding to join the Your Move or Reeds Rains network. Below, we have listed our most frequently asked questions. How much will it cost me?

For a new franchise, it's recommended to budget around £100,000 for the first 12-18 months. Factors such as office location, refurbishment requirements, business goals, and local competition will impact this figure. The LSL Estate Agency franchise fee is £20,000 plus VAT for a five-year term. If you'd like to discuss costs in more detail or receive a tailored P&L forecast, we can arrange a meeting. Please note that completing an application form and signing an NDA are required before moving forward.

How long does it take to set up a new franchise?

Once we receive your application form, we’ll schedule a call and arrange a discovery meeting to begin planning a territory and looking at a business plan with you.

If both parties agree the partnership is a good fit, we’ll begin a due diligence process. 

Once a Heads of Terms is signed, a deposit is paid and the onboarding process will begin. This includes training and set-up.

The entire process, including factors like hiring staff and securing the ideal office space, usually takes 4-6 months, though timelines may vary.

What does my territory look like?

Each Your Move and Reeds Rains office has a designated territory to operate exclusively within. This is determined based on research and typical market trends. We will collaborate with you to agree on a suitable territory that will enable you to run a profitable business, covering enough chimney pots. If there is already a Reeds Rains branch in the area you are interested in, we can establish a Your Move branch. Similarly, the same applies if there is a Your Move branch in your chosen location.

How much support is there?

The high street offices are just the visible part of your estate agency. Behind the scenes, we operate a centralized office focused on supporting each franchisee. Our departments include Marketing, IT, Lettings, Compliance, Client Accounting, Training, Finance, Financial Services, Conveyancing, Land & New Homes, Insurance, Acquisitions, and more. Franchisees receive support and growth assistance from a dedicated Performance Coach.

Can I re-brand my exisiting estate agency?

Yes, this is one of the simplest paths to take when joining Your Move or Reeds Rains, as many essential elements, like staff, local expertise, and the crucial office location, are already established. Once satisfactory due diligence is completed and an offer letter is issued, our Marketing team collaborates closely with you and the interiors team to transform the office's appearance to match the Your Move or Reeds Rains brand. The entire process from agreeing to re-brand to completing the re-branding will take no more than 3 months.

I have no previous estate agency experience. Will this matter?

Our franchisees usually have a background in estate agency, with most having served as managers or area directors, possessing local knowledge of their current operational areas. We also welcome applications from individuals outside the estate agency sector, provided they exhibit strong business acumen and focus on hiring an experienced estate agency professional to complement their skills and ensure business compliance.

Do Re-Sales come up?

With over 350 offices in the LSL Estate Agency network, there are various reasons why a resale might take place. Some of our Franchisees have been with us for more many years, and have achieved great success, but now wish to enjoy their retirement. In recent years, some resales have been due to other factors such as relocation or changes in personal circumstances. Each year, several offices become available on a private and confidential basis. Can I sell my franchise?

Yes. Well-managed estate agency businesses can be highly rewarding and appealing, not only during their operation but also as valuable and marketable assets when it's time to retire or transition to the next phase. When you're ready to sell your franchise, our in-house brokerage team will collaborate with you to find a suitable buyer who can elevate your business to the next level.
